Manage multiple construction projects being client’s representative from start, to construction administration, to project close to ensure successful client turnover. Communicate all elements of the construction process to owner and provide clear and consistent updates. Proactive management of project team, subcontractors, and all vendors is required.
Roles & responsibilities
- Define project scope, objectives, and design elements collaboratively with stakeholders.
- Develop detailed project plans, including timelines, tasks, resources, and budgets.
- Coordinate cross-functional project teams and assign responsibilities to team members.
- Monitor project progress, track milestones, and ensure adherence to project schedules.
- Manage project risks and develop mitigation strategies to ensure project continuity.
- Ensure compliance with contractual agreements, regulatory standards, and industry best practices.
- Provide constructive recommendations to architects, engineers, owners, and facilities management to address project issues and field conditions.
- Collaborate with relevant departments to align projects with organizational goals.
- Lead and oversee all project activities, ensuring alignment with objectives and successful execution.
- Develop, manage, and maintain project budgets including cost estimates, ensuring cost control and alignment with budgetary constraints.
- Track expenses and ensure timely review and submission of all Potential Change Orders (PCOs).
- Complete monthly revenue and cash flow projections on all projects.
- Work with finance to initiate the payment process and follow up to ensure timely payments.
- Lead the management and development of a high-performance team through supervision, training, and mentoring.
- Delegate responsibilities to assigned staff to enable efficient project execution.
- Provide direction, guidance, and support to project team members, ensuring alignment with project goals.
- Lead project meetings, facilitate discussions, and resolve conflicts within the team.
- Support and enhance relationships with owners, architects, subcontractors, and vendors.
- Foster effective collaboration with construction contractors, stakeholders, and team members for seamless project execution.
- Communicate project status, updates, risks, and achievements to relevant stakeholders.
- Ensure client satisfaction and manage client expectations throughout the project lifecycle.
- Ensure quality standards are met by reviewing deliverables and contractor documents and implementing quality assurance processes.
- Conduct regular site inspections to verify adherence to design plans and quality standards.
- Work with all field personnel to enforce safety protocols and promote a safe work environment.
- Record and maintain accurate project documentation and reports, including plans, status updates, testing, contracts, payments, budgets, and construction records.
- Lead the preparation of Request for Proposals (RFPs) and assess proposals from contractors for technical capabilities, quality assurance, and cost-effectiveness.
- Keep business leadership informed on project progress, budgets, and risks through regularly scheduled review meetings.
- Identify and resolve conflicts, challenges, and technical issues that may affect project delivery.
- Manage and communicate approved design changes, assessing their impacts on cost and schedule.
- Contribute to the development of project management templates, tools, policies, best practices, SOPs, and templates.
Qualifications
- Bachelor’s degree or higher in Engineering, Architecture, Construction Management (Civil, Electrical, Mechanical Engineering), or a related field.
- Professional certifications such as Project Management Professional (PMP), PMI Construction Professional (PMI-CP), or Certified Construction Manager (CCM) are highly desirable.
- Safety certification is considered an asset.
- 7-10 years or more experience in construction project management, including at least 4 years’ experience in the Kingdom of Saudi Arabia (KSA).
- Experience with high-rise building projects is an asset.
- Demonstrated proficiency in estimating, planning/scheduling, budgeting/cost control, risk management, field supervision for all trades, and project and financial reporting.
- Comprehensive knowledge of real estate development processes, including feasibility studies, entitlements, design, construction, and project closeout.
- Strong understanding and advocacy of standardized processes, governance, and best practices.
- Adaptability and decisive leadership in dynamic project environments.
- Exceptional leadership, communication, and interpersonal skills with the ability to collaborate effectively with diverse stakeholders.
- Advanced skills in project management tools (e.g., MS Projects, Primavera).
- Proven ability to manage multiple projects simultaneously.
- Excellent problem-solving and conflict-resolution skills.
- Fluency in written and spoken English is required; proficiency in spoken Arabic is mandatory.
